Look for Hidden Roof Leaks Before Buying a House

Category: Roof Inspections • September 2, 2021

Let’s say, for the sake of discussion, that the housing market is tight, prices are way up, but you’re determined to buy anyway. But, given a fixed budget, perhaps you need to lower your standards a little. Or get the owner to accept your offer on the condition that you take it “as is” – meaning no inspection.

Maybe you’ll luck out, or maybe the unseen damage will be worse than you considered. Which begs the question: what kind of damage are you likely to miss, even if you do have the home thoroughly inspected? How about a leaking roof?

You see, even a trained home inspector can’t see hidden roof leaks. even if the inspector has been trained to spot roof leaks in the attic, they’re not going to have the experienced eye that a licensed and experienced roofing contractor possesses.

And that’s important because detecting water damage can be tricky business. For instance, water can seep into the interior structure, thus being hidden by walls. To make matters worse, warm, damp spaces create the perfect environment for mildew, rot and black mold.

As if that’s not bad enough, home insurance policies don’t provide coverage for problems that existed before your home purchase is completed. You also need to realize that not all home sellers are on the up and up. Water damage that otherwise could be readily spotted can be covered by paint or some other means. Even if mold isn’t part of the problem, you still could have expensive repairs to deal with.

What’s the answer? Hire Zaman Roofing to use an infrared scanner to inspect your roof. Infrared scanning not only reveals areas of dampness in the house now but picks up on places where moisture once accumulated and has since dried up.

The point is, before you put your money down, make sure you are making a sound investment, with Zaman Roofing on hand for your added peace of mind.
