  1. Missing Shingles

If you notice any missing shingles, contact a roofing company to replace them, no matter how minor this symptom might seem. Waiting too long can result in further, more costly damage not to mention an increased risk of water intrusion. You may not be able to match the shingle color exactly, especially if your roof is more than a few years old. But it still beats ignoring the problem.

  1. Cracked or Curling Shingles

Shingles that are cracked or curling, especially if they cover a large area, typically indicate that a roof is nearing the end. If the damage is in a more confined space, replacing the shingles in question might buy you some time.

  1. Lost Granules

The granules that cover an asphalt roof help to shed water and protect it from sun damage and fire. Strong wind and rain, hail, and roof rakes can cause shingles to shed granules, made evident by bare patches. If granule loss is uniform and covers much of the roof, you likely need a full replacement. If it’s contained to a smaller area, you may be able to replace just the affected shingles.

A roof that sags or dips signals a major problem that requires immediate attention. Check the attic for signs of water intrusion; rafters or roof decking that gets wet can begin to rot and cause the roof to sag.

  1. Chimney and Vent Wear & Tear

Any structure that projects through a roof, like a chimney or vent, should be sealed properly and have boots or flashing around the base to protect against the elements. However, these, too can wear over time. Repair or replace worn or damaged flashing or boots and inspect the shingles around them for signs of damage.

  1. Algae, Moss, or Mold Growth

If a roof does not get much sunlight and is subject to wet conditions, then algae, moss, or mold can grow on the shingles and cause damage, shortening the life of the shingles. Inspect your roof routinely for any such growth or spots that appear wet while the rest of the roof is dry.
